The short version
- The PropFeeCheck calculator runs in your browser. The numbers you type into it are not sent to us or stored.
- If you subscribe to the email, we collect your email address. Nothing else is required.
- We do not sell your personal information. We have no ads on this site.
- You can unsubscribe at any time with the link in every email.
What we collect
- Email address, if you subscribe. That’s the only thing we ask for.
- Email activity (such as whether an email was opened or a link was clicked) collected by our email service, beehiiv. We use it to see which topics are useful.
- Basic server logs (IP address, browser type, pages requested) kept by our website host, Cloudflare, for security and to keep the site running.
- Visit counts: We use Cloudflare Web Analytics to count visits and see which pages are useful. It doesn’t use cookies or track you across sites.
- Signup form: This site does not use analytics or advertising cookies. Our newsletter signup form is provided by beehiiv and loads from beehiiv’s servers on pages that show it. beehiiv may receive your IP address and browser information and may set cookies the form needs, under its own privacy policy.
- Share links: If you use “Copy link” in the calculator, your inputs are stored in the web address. Anyone you share it with can see them, and our host (Cloudflare) may record the address in its logs.
- Fee reports: The “Report an unexpected fee” form doesn’t send anything itself. It opens your own email app with a message to [email protected]. We receive what you choose to send: the firm, what happened, any link or screenshot, and your email address.
- Messages you send us, if you email [email protected].
How we use it
- To send the email you signed up for, and to reply if you write to us.
- To keep the site secure and working, and to understand which content is useful.
- To meet legal obligations, such as keeping a record of your subscription and unsubscribe requests.
Who we share it with
Service providers who help us run the site and the email: beehiiv (newsletter) and Cloudflare (website hosting, visit counts and email forwarding). They may only use your information to provide their service. We may disclose information if the law requires it. We do not sell your personal information or share it for cross-context advertising.
Links to other sites and affiliate links
This site links to the websites of prop firms and other sources. They have their own privacy practices. There are no affiliate links on this site. If we ever add any, we’ll update this policy first.
Email and unsubscribing
Every email has an unsubscribe link and our postal address, as US law requires. We use double opt-in: you confirm your address before you get any issue. If you unsubscribe, we keep only what we need to honor that request.
How long we keep it
We keep your email address until you unsubscribe. After that, we keep only what we need to stop emailing you. Fee reports arrive as email at [email protected]. We use them only to check and correct our data, keep them for up to 12 months, and never publish your name or email. Please remove account numbers and personal details from screenshots.
Your choices and rights
You can ask us to tell you what personal information we hold about you, to correct it or to delete it, by emailing [email protected]. Depending on where you live (for example California and some other states), you may have additional rights. We will not treat you differently for exercising a right.
Global Privacy Control and Do Not Track: we don’t sell or share personal information, so there’s nothing to opt out of.
Children
PropFeeDecoder is for adults. It is not directed to anyone under 18, and we do not knowingly collect information from them.
Security
We use reasonable measures to protect information, but no system is perfectly secure. We do not collect payment information on this site.
Changes
If we change this policy, we will post the new version here and update the effective date. If a change is important, we’ll also say so in the newsletter.
